Modernization of Berlin-Mariendorf residential complex: From old to innovative.

The overall concept of the Smart City Mariendorf:

With a smart mix of innovative technologies, the estate will be transformed into a future-oriented residential park. The holistic concept encompasses both the living equipment and the exterior of the building and integrates energy-efficient, state-of-the-art technologies in the exterior areas. In addition, the barrier-free design takes demographic change into account.

The buildings are initially provided with comprehensive mineral thermal insulation of the building envelope and modern building technology. The houses will thus meet the criteria of the currently valid German EnEV, as well as those of the Renewable Heat Act and the standards of the Building Implementation Ordinance of the State of Berlin. This means that, in addition to the insulation properties of the building envelope, modern and energy-saving building technology is also included in the heat insulation calculation.

In the area of modernisation, the KfW Efficiency House 85, the 73 additional low-barrier attic apartments (35 of them wheelchair accessible) the KfW Efficiency House 70.

The holistic modernisation concept expands and completes this approach with modern energy management based on the latest technologies. This results in: a modern combined heat and power unit, a photovoltaic system, a system for the use of energy as well as control energy (power-to-heat). The electricity generated is offered to the tenants as electricity for their quarters and used for charging stations for electric vehicles and e-bikes.

And inside the apartments, too, everything is geared to "feeling good" and relieving the climate: The newly built apartments on the 4- to 6-storey houses will also be equipped with state-of-the-art control technology, which can be operated both online and mobile. With this development as well as a barrier-poor and/or barrier-free floor plan organization after completion 558 (approximately 70%) of the dwellings are particularly well suitable for older humans and for wheelchair users, in addition, for families with children. The apartments will also be equipped with intelligent control systems for optimised energy consumption at the tenants' request.

This intelligent control technology, in combination with decentralised energy generation, provides considerable environmental relief. In addition, residents save on their energy costs.
