Rehabilitation of building 40 homes in the C / Amistad, Zaragoza

In 2004 begins, following a call for tender to select four multidisciplinary teams, a study proposed rehabilitation of 21 sets of buildings from the era from 1945 to 1965, included 8,500 households and 20,000 inhabitants, as well as possible solutions to get the current time when we are implementing certain pilot projects in four different neighborhoods, allowing visualize the results of the "model" proposed rehabilitation. With these pilot projects, Zaragoza Housing aims to motivate and exercise spearhead in the complicated process that involves a rehabilitation of these features, which concerns common elements and areas of housing and requires the full support of the neighborhood that is affected and benefited in this long and arduous process. Among the population living in such housing are two fragile groups studied: more original population of 65 years with a strong presence of single people, and due to the low market price of such housing, a strong presence of immigrant population lives crowded and that coexistence problems arise. Within this population highlights the high number of children and young women who provide an index of motherhood and potential than the rest of the city. Therefore, the City Council through Zaragoza Housing, arises not only contain the trend away from these homes but turn them into opportunities, taking advantage of the desire of many young people to remain in their neighborhoods and to purchase economically affordable housing and therefore not shabby. The type of flooring, of a size between 40-70m 2 its free (now abandoned) spaces and their location in the neighborhood (a few minutes from the city center), the story becomes a huge potential. In addition to being located in neighborhoods "lifelong city", supported by neighborhood associations in dynamic socially aware and improve the quality of life of the environment. The Group Girón (790 dwellings in total, located east of Zaragoza, in the neighborhood of Las Fuentes 50,000 inhabitants) has some oddities to be noted to justify the chosen architectural solution for the rehabilitation of the building chosen (40 homes built in 1957) a public call for extraordinary aid: conditions of habitability is limited by the small size of dwellings (3 bedrooms and floor space of 37 or 40 m 2); thermal performance is very poor, with individual heating facilities very poor, with high electrical and thermal comfort poor consumption; the equity value of the set is given by the urban design of individual blocks surrounded by open spaces with a semi-public character; the original brickwork has great strength and a strong presence, and determines which new solutions proposed rehabilitation least have a quality similar to the current brick finish. The massive scale that arises for rehabilitation advised to discard any solution of insulation inside the housing unaffordable for large-scale management difficulties and the social problems of the aged and dependent population that occupies much housing.
